Turning your patio into a sunroom...

Some simple structures are already on the market, ready to assemble and designed to mount on wood decks, concrete slabs, and patios. Something with a  heavy-duty aluminium framing is flexible, yet strong, and the glazing materials can be  rigid, but shatter-resistant, and lightweight. 

If you already have a patio or decking you might already have the base you need. Many areas of deck close to the house already have footings and concrete patios are generally poured on a base of well drained sand or gravel so they will not move in cold weather. Depending upon your soil the base mounting surface preparation requirements may vary but your local building inspector may or may not require modifications to your deck, slab or patio.

Other mini-extensions can include porches

A porch can be a valuable addition to any home in the winter months making a space for damp coats and boots and acting as a buffer to the outside forces of nature.  Some porches can be designed to add that extra bit of storage so many of us need.  Experienced builders CD Hood Ltd can help you plan and build your porch.

The planning rules for porches are applicable to any external door to the dwelling.
Adding a porch to any external door of your house is considered to be permitted development, not requiring an application for planning permission, provided:
the ground floor area (measured externally) would not exceed three square metres, no part would be more than three metres above ground level (height needs to be measured in the same way as for a house extension), no part of the porch would be within two metres of any boundary of the dwelling house and the highway.

Please note: the permitted development allowances described here apply to houses not flats, maisonettes or other buildings. Building a porch at ground level and under 3square metres in floor area is normally exempt from the need for building regulation approval.  This is provided that any glass and electrical supplies comply with the appropriate sections of building regulations.

For a porch to be exempt from building regulations approval: the front entrance door between the existing house and the new porch must remain in place it is always best to check what your neighbours have done and check with local planning.
